What a Good Curtain Wall Installation Looks Like

The Skin of the Building

A curtain wall is the glazed outer skin of a building — the wall that hangs off the structure rather than holding it up. On a CBD office tower or an Airport City headquarters, it is the most visible thing about the building and, quietly, the most demanding piece of aluminium work on the project. Get it right and it keeps wind, water and heat where they belong for decades. Get it wrong and it leaks, whistles, or sweats for the life of the structure — and a curtain wall is not a thing you cheaply redo after handover.

So the question every developer and project team should ask is simple: what does a good curtain-wall installation actually look like? Here is our honest answer, from a practice that has been installing facades in Ghana since 1988.

It Starts Before Any Glass Goes Up

A good curtain wall is decided on paper long before site. The system — stick-built (assembled piece by piece on the structure) or unitised (large pre-assembled panels lifted into place) — is chosen for the building, the programme and the elevation, not for the cheapest tender. The performance class is written into the specification: how much wind load the elevation faces, how much driving rain it has to resist, and how the wall manages the heat of an Accra elevation.

If a curtain wall contractor cannot tell you the performance class their system is built to, that is the first warning sign.

The Three Things It Has to Do

A curtain wall has three jobs, and a good one is proven against real standards for each.

Keep Air Out

Air infiltration is tested to ASTM E283 — measuring how much air leaks through the assembly under pressure. A leaky wall wastes the cooling the building pays for.

Keep Water Out

This is the big one in Ghana. Water penetration is tested to ASTM E331 under static pressure — and on site, a good installer will run a field water test to AAMA 501 (often AAMA 501.2 for the field check), spraying the installed wall to prove it does not leak before the building is closed up. That site water test is the single clearest sign you are dealing with a serious installer. It is the difference between hoping the wall is tight and proving it.

Stand Up to the Wind

Structural performance under positive and negative wind load is tested to ASTM E330. The wall has to flex correctly and stay anchored when a storm pushes and pulls on it.

The Install Is Where Walls Are Won or Lost

A curtain wall can be a beautifully engineered system and still fail, because most facade leaks come from the installation, not the system. A good install shows in details that are easy to overlook:

The whole assembly is fabricated and installed to EN 1090, the real execution standard for aluminium structures, so the facade is engineered to an Execution Class — not just hung and hoped for.

How to Tell a Serious Installer From a Risky One

If you are a developer, project director or QS appointing a curtain wall contractor in Ghana, here is what to require before you sign:

  1. A stated performance class for air, water and wind — referenced to ASTM E283, E331 and E330.
  2. A commitment to a site water test to AAMA 501 before close-up, with the result documented.
  3. An anchoring and movement-joint design, not a promise to “sort it on site.”
  4. Execution to EN 1090, so the fabrication and fixing are to a real engineering standard.
  5. A workmanship warranty in writing — our own decade-long commercial guarantee on the installation, so the commission is documented, not just completed.

A contractor who offers all five is treating the facade as the engineered system it is. One who offers only a price per square metre is treating the skin of your building as a commodity — and that is where the leaks come from.

The Bigger Envelope

A curtain wall rarely stands alone. On most projects it is coordinated with aluminium window systems, and increasingly with louvres and brise-soleil that shade the glass and cut the cooling load before the AC ever runs. Designed together, the envelope performs as one.
